What repairs should you make to help the sale of your home? 

There’s a fine balance between spending money to sell your home and not spending any at all.

Major refurbishment is a calculated risk, and should be entered into with caution. You do not always get your money back when you sell.

Nevertheless, making minor repairs to the house can help the sale of your home.

However insignificant a repair might seem to you, they can all add up in the mind of  a prospective buyer, and give them the impression that the house has been neglected. When we come to value your home Gordon & Rumsby can advise about which repairs would benefit you.

A surveyor once told me: ‘Water is the most destructive element for a house’. Therefore, the first items to consider are the roof, gutters and plumbing:

 

  1. Repair any leaks, however large or small, in the roof. If you cannot afford any other repair this is the one to go for. 
  2. Remove debris from or repair leaky gutters and clean stains from the walls if possible.
  3. Repair leaky taps and radiators.

Other ideas to help you get the best possible price for your home:

  1. Sand down flakey paint inside and out where necessary, and repaint.
  2. A rendered house should look clean and would benefit from a wash or even a new coat of paint, if looking a bit tired.
  3. Freshen up the inside walls with a new coat of paint.
  4. Make sure the door bell and the lights work.
  5. Make sure doors and cupboards open and close properly.
  6. Clean or replace dirty carpets.

Don’t give the buyer a reason not to make an offer.
